The purpose of a Phase I Environmental Site Assessment (Phase I ESA) is to gather sufficient information to develop an independent professional opinion regarding the environmental condition of a real estate property and to identify actual or potential environmental contamination. This is known as recognized environmental conditions or the likely presence of any hazardous substances or petroleum products in or on a real estate property.
A Phase I ESA includes a review of environmental records from federal, tribal, state, and local agencies, site inspection, and interviews with owners, occupants, operators, neighbors and local government officials.
